The Benefits of Selling Your Home Without an Agent

Most people are going to need to sell a home at least once in their life. The process can be arduous and draining, yes–which is why many people sell their homes without an agent.

But if you decide to do it on your own, you might be surprised at the advantages.

More Freedom to Negotiate

During the negotiation process, an agent will have the best interests of two parties in mind: you and them. Whatever decision is ultimately made will affect both of you. Whatever the final price will be, a certain percentage of that will become the fee you pay to the agent.

As such, the agent will be reluctant to go beneath a certain point. Eliminating the agent from the equation entirely allows you to make decisions for yourself and no one else. If you want to go lower to sell the house faster, there’s no one to slow you down.

Save Money

The most obvious thing about selling without an agent also happens to be the most concrete advantage. When it comes to percentages–even small percentages–it can be easy to readily agree to an agent’s asking rate. But with a property that costs hundreds of thousands of dollars, even just five or three percent can be a lot.

You will save thousands of dollars by selling the home yourself. And it’s not just about the rate of the final sale, either–closing costs include real estate commissions as well as other fees and taxes. While the exact amount will depend on your state, property value, and the agent in question, it’s safe to say that you’ll save a lot of money doing it alone.

Familiarize Yourself With the Process

Selling a house can be intimidating. You’re dealing with assets so valuable that a small mistake could be extremely costly. A misunderstanding of the process can be disastrous in some cases. On the flip side, that means expertise in real estate can be very valuable. There’s no quicker way to learn than to force yourself to complete the sale on your own. It can be stressful, absolutely–time-consuming, and anxiety-inducing as well. But if you’re secure in your ability to learn fast and act confidently, you will be more than fine.

Know what possibilities lie in front of you. Have a ballpark number for what your house will sell for; know the standard rates of local agents. That way, you’ll be able to calculate exactly how much you will save.
